Choosing An Inspector
Interview Your Inspector. Never assume that the cheapest inspection quote is your best choice. Prices will vary based on years of experience, quality of training, education, and inspector certifications. Often times those inspectors that quote inspection fees drastically below the going market rate have means of cutting his or her prices that are not in your best interest. Ways in which some inspectors can undersale the market include performing inspections part-time, no professional organization affiliation, and not carrying insurance.
After you have chosen your inspector, communicate with him or her so that you get the best service for your hard earned dollars. Most inspectors welcome your attendance during the inspection. This has always been SUPERIOR's policy. However, keep in mind that the more you intervene with the inspector during the inspection process the more likely your inspector may omit a finding. We suggest that you create a personal punchlist. Plan on visiting the home just prior to having it inspected. That way you can create your punchlist of things in which you are concerned and then pass it on to your inspector for his or her use during the inspection.
Now that your inspector has the list of things that you want a professional opinion on, observe the inspector as he go through the inspection process. Once he or she is in an area of the home where there is an item of concern, then approach the inspector so that you may look at the listed item together.
