The foundation distributes the structure's load to the ground. The foundation footing should extend, at a minimum, 12" below the finished grade or below the frost line. Finish grade should be a minimum of 8" from the top of the foundation (6" below wood siding, 4" below brick). An inappropriate foundation may sink or settle.
The foundation must be checked in a residential inspection. Foundation settlement can cause internal stresses that weaken the structure. Differential settlement produces unsightly cracks in the walls and ceilings, roof leaks, and inoperable doors and windows and will affect plumbing. All cracks should be reported. A structure that is perfectly square without settlement or significant cracking has an acceptable foundation.
Most structures experience some settlement. While most foundations problems can be corrected, repair work is usually expensive, and extreme problems may necessitate demolishing the entire structure. The inspector must recognize and report foundation problems to their client. Our inspectors will identify settlement or foundation movement that is not within acceptable tolerance. A structural engineer will be recommended to make a final evaluation to determine the need or extent of foundation repairs.
